Water Heater Leaking? Identify the Water—Do Not Guess at the Repair
Water beside a water heater does not prove the tank failed. It can come from a connection, valve, discharge pipe, drain, condensation, nearby appliance, or the tank itself. Your job is to control immediate risk, document the highest wet point you can see safely, and avoid turning a leak into a gas, electrical, burn, or pressure hazard.
Leave first for gas, carbon monoxide, fire, or electrical danger
Leave the building and call emergency services or the gas utility from outside for:
- a gas odor or hissing gas sound;
- a carbon-monoxide alarm;
- smoke, flame, sparking, arcing, or burning odor;
- dizziness, headache, nausea, weakness, or confusion that could involve carbon monoxide;
- water contacting an electrical panel, outlet, cord, control, or exposed wiring.
CPSC says carbon monoxide is colorless and odorless and can come from fuel-burning appliances including water heaters. Never ignore an alarm or remain inside to find the source.
Keep people away from the water
Hot water can burn. Water can also make the floor slippery or reach energized equipment. Keep children and pets out of the area.
Do not touch the water to judge its temperature. Do not open a burner, electrical, or access panel. Do not test a temperature-and-pressure relief valve during an active leak. Never cap, plug, clamp, or obstruct a discharge pipe.
Photograph before wiping
From a safe position, photograph:
- the entire heater and surrounding floor;
- the highest visible wet point;
- top connections and nearby piping without touching them;
- any discharge pipe and where it terminates;
- the drain pan and drain path;
- the model and serial label if safely readable;
- nearby equipment, walls, and ceiling that may be another source.
Place a ruler or ordinary object near the puddle for scale only if the area is dry enough to approach. Mark the puddle edge with removable tape away from the water and note the time to see whether it grows.
Observe from top to bottom
Use a flashlight; do not use your hands as a probe. Look for the first visible water at:
- piping above the heater;
- supply connections;
- valves and fittings;
- the discharge pipe path;
- drain valve area;
- tank seam or base;
- drain pan;
- adjacent wall, ceiling, HVAC condensate, washer, or plumbing.
Water runs along surfaces and can make the lowest point look like the source. Report what you see instead of naming a failed part.
Use shutoffs only when identified and safe
If water is actively spreading and no electrical, gas, heat, or access hazard is present, a correctly identified water shutoff may limit damage. Use the equipment manual and your main water shutoff plan.
Do not operate a valve that is corroded, hot, leaking at the stem, unmarked, difficult to reach, or requires force. Do not operate gas controls unless the gas utility, emergency authority, equipment instructions, or qualified professional directs you.
Turning water off to a heater can affect how it may be operated afterward. Ask the service professional before restoring power, fuel, or water.
What to tell the plumber or technician
Send:
- fuel type—electric, gas, oil, heat pump, or other;
- storage tank or tankless;
- model, serial, and documented age;
- photos and highest visible wet point;
- whether the puddle grows when fixtures are unused;
- recent pressure, temperature, plumbing, or installation work;
- noise, odor, error code, or alarm;
- what shutoffs were operated and when.
Ask for a written source diagnosis, safe restart instructions, repair scope, complete replacement price if relevant, permit requirements, haul-away, and warranty terms. Do not accept a repair-versus-replace decision based on age alone.
After the repair, record it in your seasonal home maintenance schedule and run the hidden-leak meter test only when all automatic water use can be controlled.
