Motorized Screen Roof Cost: What the Published Data Says

Cited figures only · last reviewed July 15, 2026

Motorized retractable screens turn a lanai, patio, or garage opening into a switchable room: screens drop on tracks at the push of a button and disappear into a headbox when you don't want them. Pricing is per opening, and openings vary wildly — which is why the honest way to read quotes is the published per-opening and per-square-foot ranges below, then get numbers for YOUR openings.

What drives the price

Lifespan, weight, and performance

Lifespan: The fabric and the motor are the service items. Quality mesh handles years of sun; motors (commonly SIMU or Somfy tube motors) are replaceable components — ask every bidder what motor brand they install and how warranty service works, because that answer separates assemblers from installers.

Structural weight: These are light systems, but width matters: large spans need proper tracks (zipper/keder retention keeps fabric in the track under wind pressure) and correctly sized tubes. Very wide openings may be split or require heavier-duty systems — a legitimate reason quotes differ.

Weather performance: Mesh choice is a trade-off triangle: view, shade, and airflow. Remember the category distinction — standard insect and shade screens are comfort products, not storm protection. Some manufacturers sell separately engineered wind-rated systems; if storm performance matters to you, ask for the specific product's documentation rather than relying on any verbal claim.

Common questions

Why do quotes for the same lanai differ so much?
Usually mesh, motor, and track. Make every bidder specify the mesh type, the motor brand, and whether the track is a zipper/keder system — then the numbers become comparable.
Are motorized screens hurricane protection?
Standard insect and shade screens are not. Separately engineered wind-rated screen systems exist as their own product category — if that's what you want, ask for that product's own documentation for your opening sizes, and be wary of verbal 'hurricane-rated' claims about comfort screens.
Battery, solar, or wired motors?
Wired is the set-and-forget option but needs power at the headbox. Battery and solar avoid the electrician at the cost of charging or sun exposure requirements. For multiple large screens, wired usually wins.
What should I ask about service?
Who stocks fabric and motors locally, what the labor warranty covers versus the component warranties, and what a motor swap costs out of warranty. Screens are a moving product — the after-sale answer matters as much as the install price.
